What do you charge for services?
We don't charge fee for coming on site and estimate each job. A simple perimeter drain & downspout drain system around a 40’ x 50’ residential home can cost between $10,000 - $15,000. Exterior walls waterproofing can come out around $45 per square foot. All depends on complexity of work.
How can I tell if I need foundation wall crack repair?
Not all cracks in a foundation wall are an indication that there is an issue that needs to be resolved. You need to monitor the size of the crack and if it remains unchanged or is increasing over time. If it remains the same in size, it is due to the natural settling of the foundation. If the crack is increasing in size, you will need foundation wall crack repairs.
Can cracks leak?
Yes, when left unfixed for a long time, any crack can begin to leak. Some cracks are more resistant to water than others, but all can eventually leak. We recommend that you have all cracks repaired to ensure your foundation walls will not leak.
How long does it take to have your basement walls waterproofed?
It depends on the size and scope of the repairs needed to fix your basement foundation walls. Typical crack repairs take between two and three days to complete. It may take up to four to six weeks to fix additional drywall & mortar cracks and to allow your foundation walls to adjust to their new position.
What causes foundation cracks?
There are several things that can cause cracks in your foundation walls, including water, soil expansion and contraction, and settling. Water from heavy rains, plumbing issues, snowmelt, and flooding are possible causes for cracks forming. Tree roots under or next to your foundation may also cause cracks.
Where should a sump sump be installed?
Ideally a sump pump should be installed in the lowest point of your crawlspace or basement. This will allow the water to naturally grade down to this point so it will not pool. When a large amount of water is present or the area is generally level, we do then recommend a drainage system is installed to assist directing the water to the sump pump. From here the sump pump will divert and push all of the water safely out and away from the home's foundation.
Which material is used for basement waterproofing?
We use the WaterGuard drainage system. This is laid in a trench around the homes interior parameter on a bed of gravel. The walls will be covered with either BrightWall or ThermalDry radiant barrier which collects moisture from the walls and directs it down to the drain system. The drain system is then cemented over to create a smooth finish to the flooring. The drain system moves the water to a sump pump and then out and away from the home.
How to fix a leaky foundation crack?
There are several options for repair of a leaky foundation crack. Using a product such as Xypex or carbon armor or Flexispan will fill cracks. But, you need to ensure that the crack is not due to too much hydrostatic pressure. If you fill the crack the water and pressure will migrate to a new location. A free inspection to go over the various options you have for your basement or crawlspace is always in your best interest even if you decide to fix the issue yourself.
