Plumbing

1. Check under all sinks for drips/puddles.
2. Inspect around toilets, washer, water heater, furnace, and sump pump.
3. Look at exposed pipes for leaks, rust, or corrosion.
4. Run faucets/showers and check joints and fittings.
5. Look for sweating/condensation on cold pipes.
6. Do a water meter test (no water use for 1–2 hours → check if meter moves).

Walls & Floors (Inside Basement)

1. Look for cracks in walls or floor.
2. Check for stains, peeling paint, or bubbling drywall.
3. Note any musty or damp smells.
4. Look for white chalky deposits (efflorescence) on concrete.
5. Do a plastic sheet test (check condensation vs seepage).
6. After heavy rain, check floor/wall joint for seepage.

Foundation & Exterior (Outside House)

1. Inspect gutters & downspouts (water should flow away from house).
2. Confirm grading slopes away from foundation.
3. Look for cracks in foundation walls.
4. Check basement window wells for water pooling.

Humidity & Air Quality

1. Use a hygrometer to measure humidity (aim for 40–50%).
2. Check for musty odor (possible hidden mold).
3. Ensure dryer vents to outside (not into basement).
